Full visual inspection

We open the unit’s supply runs, its return and whatever cabinet the air handler sits in, and inspect them visually before anything is touched. In a building it also establishes the boundary: where your duct ends and the building’s shared duct begins. That line is what can honestly be quoted to you rather than to the association.

Rotating brushes and compressed-air whips scrub the duct walls, releasing packed debris that suction alone never pulls free. Runs in a unit are typically shorter than a house’s but they turn more often, and a turn is where debris collects and stays.

Family- and pet-safe treatments are fogged through the system to address odors and discourage the mildew growth that oceanfront humidity encourages. Low-odor matters more here than in a house: a corridor shares its air with every door on it.

Airflow is measured again, the coil and blower are checked, and you get before-and-after photographs plus a plain-language recommendation. Where the restriction turns out to sit in the building’s shared duct, that is written up as something the association can act on.

Do you work on condominiums, or only houses?
Both, and in Lauderdale-by-the-Sea it is mostly condominiums: only 15.0% of the town’s housing is detached. A unit is a complete job in its own right — its registers, its returns, its own air handler and the runs between them — and it is scoped and priced as one.
Do I book it, or does the association?
It depends where the work is, and the inspection at the start of the visit is what draws the line. Everything inside your unit is yours to book. Shared risers, chases and the mechanical room belong to the building, so those go through the manager or the board. We will tell you which side of the line your problem is on before anyone is billed.
Will there be dust in the corridor or the lobby?
No. The system is under negative pressure with HEPA filtration from before the first brush turns, so what comes loose travels into our equipment rather than into the air. In a building that is not a courtesy, it is the only way the work can be done at all.
Do you need the service elevator?
Tell us whether the building has one and what its booking window is, and we will plan around it. Where there is no service elevator we agree the route for the equipment and hose with the manager first, rather than turning up and improvising in someone’s lobby.
How long does a visit take?
Less than a house, usually. A single-family home runs 2 to 4 hours depending on the number of vents and air handlers; a unit with one air handler and fewer registers is shorter. Dryer vent cleaning on its own is usually under an hour.
How often should ducts be cleaned here?
Most Florida homes do well every 3 to 5 years. Sooner if you have pets, allergies, or a recent renovation — and a renovation two doors down can matter in a building where a chase is shared.
